Terms & conditions

Payment Methods

We accept secure online payments by all major credit and debit cards, including Visa, MasterCard, Maestro, American Express, and Diners.

Rate Information

All prices are per villa per night, unless otherwise stated.
Rates include VAT and applicable local taxes, unless noted otherwise.
Prices are subject to change without prior notice, but the rate confirmed at the time of booking is guaranteed.
Online rates may not be combined with other promotions, discounts, or offers.
Availability may be limited during high-demand periods.
Pets are not allowed on the property.
Private parking is available for guests staying at the villa.

Deposit & Balance

A 50% deposit is required at the time of booking to secure your reservation.
The remaining balance is payable upon check-in or as otherwise agreed during the booking process.

Cancellation Policy

All cancellations must be communicated in writing and follow the terms below:

No-Show

Failure to arrive without prior notice will result in a 100% charge of the total booking amount.

Flexible Rates (50% Prepayment Bookings)

Cancellations made 30+ days prior to arrival: No cancellation fees.
Cancellations made up to 21 days prior to arrival: A 50% fee applies.

Non-Refundable Rates (100% Prepayment)

Fully non-refundable. No refund will be issued in case of cancellation or modification.

General Policy

Check in time 16:00 PM
Check out time 10:00 PM.
Housekeeping will clean and change the towels and linen midstay

Early check-in and late check-out may be possible depending on availability and may incur an additional charge.

Special Requests

We will do our best to accommodate special requests (such as room preferences, early check-in, late check-out, or equipment), but these cannot be guaranteed and do not form part of the contract.

Amendments by the Property

In rare cases, we may need to modify or cancel your reservation due to unforeseen circumstances. If this occurs, you may choose to:

Accept the modified arrangements,
Move your stay to alternative available dates, or
Cancel your reservation and receive a full refund of any payments made.

Safety & Liability

Guests are responsible for ensuring that children are supervised at all times, especially around the swimming pool, balconies, and outdoor areas.
The property is non-smoking indoors. Smoking is permitted outdoors using ashtrays provided.
Guests are responsible for any damage or loss caused during their stay. Repair or replacement costs may apply.

Use of Facilities

Pool usage is strictly for registered guests.
Glassware is not permitted around the pool area for safety reasons.
Parties, loud music, and events are not allowed unless approved in advance.

Security & Personal Belongings

The property is not responsible for loss of money, valuables, or personal items during your stay. Guests are advised to keep valuables in secure places and lock the villa when leaving.

Security Deposit

A security deposit of €500 is required upon arrival. The deposit will be fully refunded after check-out, once the villa has been inspected and no damage or loss has been identified.

HOUSE RULES

1. Quiet Hours: In accordance with Greek law, loud music is not permitted between 14:00 – 17:30 and 23:00 – 07:00.
2. Pets: Pets are allowed upon request only. Please contact us prior to booking for confirmation.
3. Energy Use: When leaving the property, please ensure that all electrical devices (air conditioning, TV, kitchen appliances, etc.) are turned off.
4. Towels & Linen
Indoor linen and white towels must not be used outside the villa, such as at the beach, pool area, or during excursions. Please use the blue/brown towels provided for outdoor use.
Please do not use towels to remove make-up, clean shoes, wipe the floor, or clean any surfaces. Any towels or linen that are permanently stained, damaged, or misused may be subject to an additional replacement/cleaning charge.
5. Water: Tap water is not suitable for drinking (as in most parts of the island). Please use bottled water.
6. Air Conditioning: Kindly ensure that windows and doors are closed when the air conditioning is in use.
7. Toilet Use: Due to the local drainage system, please do not dispose of paper in the toilet. Use the provided bathroom bin.

8. Visitors: Only registered guests are allowed inside the villa. Non-registered visitors are not permitted in the rooms.
9. Smoking: Smoking is allowed only in outdoor areas (balcony/terrace).
10. Cooking: Please use the kitchen extractor fan while cooking.
11. Damages: Any damages must be reported immediately.
12. Compliance: Guests are expected to respect all house rules. Failure to comply may result in additional charges, and we reserve the right to use the security deposit if necessary.
13. Minimum Age: The primary guest must be at least 25 years old, in accordance with insurance requirements.
